Welcome to our website about our revised plans for a new Premier Inn hotel at Little Cotton Farm in Dartmouth.

Our vision is to build a new high-quality Premier Inn hotel of 105 bedrooms at Little Cotton Farm, on a site which received Outline Planning Consent in 2021.

With a ground floor restaurant for use by visitors and residents, the location will be convenient for tourist and business visitors to the town, with ample parking.

We recently submitted a Reserved Matters planning application to South Hams District Council. A Reserved Matters application will set the details for the hotel, including design, materials, and landscaping. Other matters such as the principle of development and highways matters have already been agreed.

The application has been validated by South Hams District Council, who are now running their own statutory consultation on the application. This can be found under reference 0278/24/ARM on the South Hams DC online planning register.

We have recently submitted some revisions to our submitted plans, which include:

  • Use of a lighter render to the east and west of the building to improve the appearance.
  • Addition of a hung slate to the northern elevation of the building to include further detailing.
  • Improvements to the boundary treatment of the site, using an ‘Enviromesh’ retaining bank system
  • Plan to install the signage inside the site entrance on exit advising of ‘Right turn only’
  • Replacement of lighting columns with bollard lighting to the east of the site adjacent Violet Drive
  • Automatic lighting to the rear service access (for deliveries and emergencies only) such that the light impact will be far less. Deliveries do not take place in the evening.

If our detailed plans are consented, the hotel will be built and owned by Whitbread – Premier Inn’s parent company. This would see an investment of an estimated £11 million in the local economy during construction and create 30 jobs on opening.

If approved, our plans would provide a new economy hotel offer for the town and would help to meet the significant demand for family-friendly affordable accommodation for the many business and leisure travellers who visit Dartmouth throughout the year. The hotel will be operated by Premier Inn for the long-term.
